Why Optimal Solicitors?
We’re transparent about pricing
There are various fees involved in purchasing a home. Our free initial consultation is designed to tell you all about them, and you can use our conveyancing calculator for a quick, estimated quote.
We specialise in property purchasing
With years of experience in conveyancing, and accreditations from both The Law Society and The Conveyancing Association, you can feel confident that you’ll receive the highest quality legal advice.
We tailor our advice to you
Whether it’s your first time buying or you’re looking to grow your portfolio, we’ll make sure our approach is personalised to you. We’re happy to communicate via your chosen method as well, and can provide an interpreter or translator if needed.
What costs are involved?
Solicitors’ fees are generally a fixed cost based on the value of the property. Our handy conveyancing calculator can be used to build an estimated quote. Additional costs, such as those related to legal searches, may potentially increase this amount. At Optimal Solicitors, we confirm our costs in our free initial consultation. We aim to make conveyancing advice as affordable and transparent as possible.
What do you need from me to get started?
Having your documents in order will get us off to a great start. This will include proof of identity (like a passport or driving licence), proof of address, a copy of the mortgage offer, and evidence of any other funds you’ll use to buy the property.
What is the difference between exchanging and completing?
The ‘exchanging’ part of buying a house is when you’ve swapped contracts with the seller – this makes the purchase legally binding. ‘Completing’ is the final stage – when you and the seller physically move, and the legal ownership of the property has been transferred over to you.
How long does the process take?
The average time to completion is 6-12 weeks. However, this largely depends on how long the searches take, how many parties are in the chain and how complex that chain is, as well as any complications around the process itself.
Smooth the home purchase experience
Our team will work hard to make sure that your property purchasing experience is an easy-going, straightforward one. Speak to us today, and learn what we can do for you.
